1.Hodges Electrics & Property services estimates are produced with as much detail as possible to avoid any misunderstandings. If something is missing that you would like included, please let us know and we will revise the estimate accordingly. Any additional works found necessary are to be agreed with the client and a separate revised or extra contract estimate provided.
2. All prices quoted are calculated on the basis of free access and unimpeded working during our normal working hours (8 am – 4 pm Mon – Fri, Sat 9 am – 4 pm), unless otherwise agreed.
3. Both Hodges Electrics & Property services and the client to agree practical arrangements on working methods that provide minimum disruption to the client and allow work to be carried out efficiently. This includes removing client property from the work area where required.
4. Free access is required for delivery of building materials, plant, machinery and skips etc. Access to electricity, water and welfare facilities is required unless otherwise agreed.
5. All building and other materials provided by the main contractor or their sub-contractors remain the property of Hodges Electrics & Property services until full and final payment is received.
6. Hodges Electrics & Property services shall provide all materials and equipment necessary for completion of the agreed work. Suitable materials for their respective purpose will be used but are supplied subject to any condition of sale attached thereto by the manufactures or suppliers. In the event of any materials proving faulty Hodges Electrics & Property services liability may be limited to the amount that can be recovered from the manufacturer or supplier.
7. Where the client chooses to provide materials they must satisfy themselves that these materials are suitable for the purpose for which they are intended, and that we are provided any fitting specification or specialist instructions prior to work commencing. In such circumstances no responsibility for their suitability, or for damage to or caused by them during fixing is accepted.
8. Access to and collection of used or unused building materials, equipment and plant etc remains in place until full and cleared final payment is received.
9. Accepting a quotation, either verbally or in writing, and agreeing to the commencement of works will allow these terms and conditions to come into effect.
10. All existing materials removed to allow the execution of works will be disposed of unless otherwise agreed. No claim will be entered into for items disposed of that the client actually wanted to keep unless notice was provided in writing.
11. Hodges Electrics & Property services may employ both direct and sub-contract labour to work on site. Each individual contractor takes full responsibility for their own third party liability. The main contractor will oversee all works to completion and takes full general and operational responsibility in the running of any contract agreed with the client.
12. In the event of unforeseen difficulties arising, or any other circumstantial changes, the quotation price or estimated cost may be revised to reflect the situation at hand. No provision is made for the building structure or surface finishes that are not visible at the time of estimate. whether detected or undetected at the time of contract.
13. Invoices will be sent out as agreed with the client, and paid within seven days of invoice date. If no arrangement has been made with client a full invoice will be presented upon completion of works.
Accepted payment methods,
preferred payment method being bank transfer (BACS). Alternatively, payments can be made via cash, credit/debit card which are processed online via a Secure Check out on our invoice's.
14. Hodges Electrics & Property services reserves the right to add a late payment fee for any outstanding invoices not paid within the agreed period. This fee will not exceed 12% of the invoice value.
15. Where invoices remain outstanding after a seven day notice period they will be passed on to a debt recovery agent. The client is liable for any costs associated in recovering the remaining balance.
16. All client information is retained in accordance with the Data Protection Act 1988 and all personal and other client details will remain confidential. Details may be used by Hodges Electrics & Property services for marketing purposes in the future, unless you opt out in writing.
17. All customers will benefit from a full guarantee on our workmanship for a period of 12 months. Guarantees on materials run in accordance with manufacturer's warranty periods where applicable. Our guarantee covers all new work and new materials used in construction or repairs, but does not guarantee the integrity of any existing structures, materials or decorations. In the event of a failure beyond the guarantee period we will be happy to investigate the cause and negotiate a solution to the problem without delay and carry out any agreed repairs as soon as possible. Charges may apply for remedial work carried out beyond guarantee dates or to items not covered by our guarantee.
18. Extras will only be undertaken further to both full discussion with the client, and, verbal or written agreement, and charged at the agreed rate.
19. Prices are based on the understanding that no retentions are held unless previously arranged and authorised. No discounts are given unless agreed and confirmed in writing. Any discounts given will be void in the event of late payment.
20. We will endeavour to employ a helpful attitude at all times and will always attempt to bring the building works to a satisfactory conclusion as soon as possible taking into account weather conditions and availability of specialist materials and unforeseen circumstances etc. Timescales are for guidance only and no claim will be entertained for the late completion of works.
21. A rewire of a 2 - 3 bedroom house takes approximately 5 - 10 days and can be carried out while the house is occupied and left in a safe standard at the end of every working day.
22. Any chasing or damage to walls etc. Will only be made good if agreed with the client prior to work commencing.
23. Where an Electrical Installation Condition Report (EICR) has carried out we will retain your copy of the report until the invoice has been paid in full.
Electrical Installation Condition Report (EICR) are sent out by email, if you would prefer a printed copy a charge of £5 per report will apply.
24. Parts supplied by the client will not be covered under any guarantee.
25. Aborted Visits - An aborted visit charge of £65 will apply for last minute or same day cancellation, when the engineer is on the way or at the property for any reason.
26. Hodges electrics & Property services cannot be held responsible for damage to equipment and/or premises, or loss and/or disruption to the business (including loss of data), claimed as a result of inspection. Whereas Hodges electrics & Property services endeavours to exercise reasonable diligence during the inspection process, we do not accept liability for any errors or omissions.
